Dried Quickly, Which Is Usually Fine

Solid wood that took water and was dried within a couple of days will cup as it swells and then flatten out again over the following weeks or months as the moisture leaves. It looks alarming and it is generally self-resolving. The mistake people make is deciding on a repair while the boards are still cupped, which is exactly when the floor looks its worst and when nobody should be signing anything. Contractors turn up in the days after a storm with quotes in hand, and a cupped floor is the easiest thing in the world to sell a replacement against.

Stayed Wet, Which Is Not

Water that got under the finish and into the wood and had nowhere to go leaves permanent black or gray staining, and if it sat long enough the boards will crown, split at the grain, or in an engineered floor separate from the core. None of that comes back and none of it is a cleaning matter. It is board replacement, and that is carpentry.

Where the Water Came From Decides What to Do First

Find the source before anybody touches the floor. A roof leak that has been fixed is over. A window that is still letting water in every time the wind blows from the south will do the same thing again next month, and cleaning the floor in between is money spent twice. It is also worth pulling a piece of baseboard in the affected corner, because that is where the water is likely still sitting, and because the expansion gap behind it is a route air can take to dry the underside of the boards.

The Ceiling Above Tells You Where to Look

Water off a roof rarely lands on the floor directly beneath the entry point. It runs along a rafter, down a wall cavity, and comes out wherever the framing lets it, which can be a room away. If a floor is marked and the ceiling above it is clean, the leak is somewhere else and following the stain upward is the only way to find it. Hail season here produces a lot of small punctures that do exactly this and are invisible from the ground.
