Look at the Boundary, Not the Middle
The information is all at the edge where the treated area meets the untreated one. Stand so a window is at your side and look straight down at that line. The cleaned side should read deeper and warmer, with more grain visible, and the untreated side should look flatter and paler. If the difference is that the treated side is glossier and lighter, something has been laid on top instead of taken off.
Check the Seams
Get close and look at the joint lines between boards on both sides of the boundary. On the untreated side there is usually a thin dark line following every seam, which is accumulated deposit. On a properly cleaned area those lines should be noticeably reduced. This is a harder thing to fake than surface appearance and it is the best single indicator of whether the work went below the surface.
Feel It With a Bare Foot
The treated area should feel clean and slightly matte and it should not catch. If a sock or a bare foot sticks even slightly, there is still film. If it feels slick and fast, a gloss coating has been applied. Neither of those is what you want. What you want is a surface that feels like wood with a thin protective layer on it, which is a specific and recognizable feeling once you have compared the two sides.
Then Look Again the Next Day
A shine product looks its best in the first hour and starts declining immediately. A properly cleaned and protected floor looks the same on day thirty as it did on day one. If you are unsure, wait a week before booking the rest of the house and look at the test area again. Anybody confident in what they have done will be relaxed about that.
