When a prefinished floor is installed, the manufacturer supplies a warranty document and a maintenance specification. In a new build it goes into the closing folder with the appliance manuals and it is never opened again. In a resale it usually does not transfer to you at all, and nobody mentions it.

That is a shame, because those documents are unusually specific and unusually useful. They name products by category, they state cleaning methods that are not permitted, and they define exactly what wear is covered and for how long.

They are also the reason a lot of warranty claims fail. The claim is not denied because the floor was defective. It is denied because the owner used something the document says not to use.

The Three Things Nearly Every Manufacturer Prohibits

Steam mops, almost universally. Wet mopping or any method that leaves standing water on the surface. And oil soaps, waxes, or polish-type products that leave a film, because a film prevents any future recoat from bonding and it interferes with assessing a claim. If you own a steam mop and a prefinished floor, those two things are in direct conflict and the paperwork will say so.

What the Warranty Actually Covers

Usually finish wear-through, meaning the factory coating failing under normal use, and manufacturing defects like delamination or milling faults. It does not cover scratches, dents, water damage, pet damage, or fading, and it never has. People are frequently disappointed by that and it is stated plainly in the document. Wear-through claims also require that the floor was maintained as specified, which brings you back to the first point.

How to Find Yours If You Do Not Have It

Look at the back of a spare plank if the builder left any in the attic or the garage, since the product name is usually printed on it. Failing that, take a photograph of the floor and a close-up of a board edge and ask the builder or the previous owner what was specified. Most manufacturers publish the care instructions for every current and recent product on their website, and it takes about ten minutes to find.
