Hardwood Floor Cleaning in Newark, TX

A new slab keeps giving up water for months after the house is finished, and the wood glued to it is the first thing to notice.

Newark has gone from a townsite with a park in it to a place with several thousand new houses on the way, in Wildflower Ranch, Northstar, and Alpha Ranch. Almost all of them are slab on grade, and almost all of them have engineered wood glued directly down.

There is a well-known number in the flooring trade about how long a concrete slab takes to dry: roughly thirty days per inch of thickness, under good conditions. A four-inch slab is therefore looking at four months, and a slab poured in a wet winter takes longer than that.

Houses do not get built on that timetable, which is where the trouble starts.

What Happens When Wood Goes Down Too Early

The remaining moisture in the concrete has to go somewhere and the only route out is up through the flooring. Adhesives lose grip, which shows as hollow spots and eventually as boards that move underfoot. The veneer on engineered plank can start separating from its core. And the wood takes on moisture from below and expands, which is what produces a floor that seems to have grown against the walls in its first summer.

How to Tell If It Is Happening

Tap along the field of a room with a knuckle and listen for a change in tone, which usually means the adhesive has let go under that area. Look at the perimeter for boards pressing hard against the baseboard. And look at the board ends for any lifting at the edge of the veneer. Any of those in the first two years of a house's life points at the slab, not at anything the household has done to the floor.

Where This Leaves You

It is a builder warranty issue and it is worth raising within the warranty period, which for flooring is usually twelve months. Cleaning does not address it, and no maintenance coat compensates for an adhesive that has released. What we can do is tell you honestly what we are seeing on the walk-through, which is occasionally the first time anybody has looked at it properly.

Not sure whether your floor needs cleaning or refinishing? There are three tests you can run yourself in about a minute, and they will tell you which one you are dealing with before anyone quotes you.

Clean or refinish? Run the three tests →

Tap the floor before your eleventh month is up and raise anything you find while the warranty is live.

Hardwood questions from Newark homeowners

The floor is fine. Should we still be careful?

For the first couple of years, yes, and mostly about liquid. A new glued floor over a slab that is still equilibrating has no spare capacity for water from above. That is the whole reason our solution is metered out and recovered in the same pass.

Is there anything that helps the slab dry faster?

Running the air conditioning, which dehumidifies, and keeping the house at a normal temperature. It is slow and there is no way to hurry it meaningfully once the floor is down.

Should we clean a brand new floor at all?

In its first year, usually not for soil. What is worth doing is getting the construction residue off, because builders' final cleans generally lay a shine product over drywall dust instead of removing it. That first proper clean is a different job from an annual one.
