A busy commercial floor wants the protective coat renewed on a schedule measured in months, because the coat is a consumable and it is being consumed far faster. The whole logic of the approach is that a cheap sacrificial layer wears out instead of an expensive finish, and that only holds if it gets replaced before it is gone.

Scheduling Around Trading Hours

This is usually the practical constraint. Rooms are walkable about half an hour after we finish and everything is cured in roughly a day, so an evening visit after close means an open floor the following morning, with the caveat that nothing heavy should be dragged across it in that window. For a dining room that means chairs get lifted and never slid, which is worth briefing whoever opens up.

What Cannot Be Maintained Away

Chair leg damage in a dining room, where the same chairs get dragged in the same arcs several hundred times a day, will eventually cut through any coat and into the finish. Stiletto dents are permanent. So is a lane worn through at a service route. We do not sand, refinish, or re-stain, and in a commercial space the honest framing is that maintenance postpones a refinish, and does not replace one forever.
