What Is Actually In an Old Warehouse Floor
Machine oil is the big one, and it went in through open grain and around fastener holes for decades. Beneath that there may be layers of paint marking bays and aisles, adhesive from whatever was tacked down at some point, and carbon black from equipment. None of that is soil sitting on a surface. Most of it is inside the wood. A cleaning takes off everything above the wood and evens out the appearance considerably, and the oil shadows stay where they are, which is generally what the owner wanted anyway.
The Finish Is Usually Newer Than the Wood by Ninety Years
During conversion these floors got screened and coated with a modern commercial urethane, often a very hard one, laid directly over wood that had never been finished at all. That coating is the thing we clean and protect, and it is worth knowing that it may not be evenly thick. Where the old boards were oil-saturated, adhesion was compromised and the coating can be thin or spotty. Those areas need care, since aggressive work in a spot where the finish is already marginal is how a good floor gets a bare patch.
Maple Behaves Nothing Like the Pine Downstairs
Some of these buildings have hard maple, which was the standard for factory and bowling floors because it is dense and closes tight. Maple is much harder than pine, it takes almost no dents, and it holds product on the surface instead of absorbing it, so a maple loft floor shows film build far more clearly and cleans up more dramatically. If you have wide amber boards you have pine. If you have narrow pale boards with almost no visible grain figure, you have maple, and the news is good.
The Honest Limits in a Building Like This
Old oil shadows, paint that soaked into open grain, dark staining around old machine bolt holes, gouges from equipment, and worn-through hollows in a doorway are all part of the building's record and none of it lifts. Cupping in boards near an exterior wall that took weather before the building was closed in is also permanent. Nothing on our truck sands wood or applies stain, so where somebody has told you the floor needs taking back to bare, that is a refinishing contractor and a different conversation.
