Hardwood Floor Cleaning in Sunnyvale, TX
Watering your foundation is the right thing to do in this soil, and it is also the most common way a Sunnyvale floor gets a moisture problem at the perimeter.
Sunnyvale keeps its lots large, which means most houses here have real ground around them and a soaker hose somewhere on the property. In Blackland clay that is genuinely sensible: keeping the moisture content around a slab even through a Texas summer prevents the differential movement that cracks foundations. Nobody should stop doing it.
The failure mode is placement. A soaker hose run tight against the wall, or a drip line that has shifted over a season, puts a continuous water source within inches of the slab edge. Clay does not drain, so that water does not go down, it goes sideways and up, and the wood floor closest to that wall is the first thing to register it.
What It Looks Like From the Inside
It shows up as a band of floor parallel to an exterior wall, usually eighteen inches to three feet deep, that behaves differently from the rest of the room. The boards may cup very slightly. The finish may go faintly cloudy. In a bad case a board edge lifts. Because it follows the wall and ignores the traffic, it does not look like wear, and that is the clue that distinguishes it from everything else that goes wrong with a floor.
Check the Outside Before Spending Anything Inside
Go and look at where the hose actually lies. The recommendation is generally to keep it something like eighteen inches out from the slab so the moisture spreads through soil and does not pool against concrete. Also check the grade falls away from the house and that a downspout is not discharging beside the same wall. If any of that is wrong, fix it first, because cleaning a floor over an ongoing moisture source is money that does not last.
What Cleaning Does and Does Not Address
It takes off the film, the grit, and the surface marking across the whole room, including that band, and the room reads as one floor again. It does not flatten a cupped board and it does not remove moisture blush from inside a finish. Where the finish has clouded from within, that is a coating problem and no surface work reaches it. We will point out the difference on the walk-through so you know what you are buying.
Large Lots, More Grit
The other Sunnyvale variable is straightforward. Long driveways, gravel, pasture, and a fair amount of ground between the car and the door mean more mineral grit walked into the house per person than in a tight subdivision. That is the abrasive that dulls a finish, and the protective coat exists to take it. It is the same coat everywhere, it just does more work here.
Not sure whether your floor needs cleaning or refinishing? There are three tests you can run yourself in about a minute, and they will tell you which one you are dealing with before anyone quotes you.

Hardwood questions from Sunnyvale homeowners
How do I know if the cupping is still getting worse?
Put a straight edge across the boards and note where it sits, then check again a month later in different weather. Static cupping that has not changed in a year is a settled event. Cupping that is moving means there is still a source, and finding it matters more than anything cosmetic.
Does the process add any moisture to the floor?
Very little, and none of it stands. Solution is metered onto the surface and recovered on the same pass, which is exactly why this method suits a floor that already has a moisture history. Wet mopping is the thing to avoid on these floors, and this is not that.
