What Actually Happens to the Boards

Solid strip flooring is a few thousand individual pieces held by fasteners and friction. When the substrate below flexes, the boards slide against each other by tiny amounts. You end up with new gaps in some places, boards that have crept tight in others, and occasionally one board with a lifted edge where it caught. None of that is a finish problem, which is why cleaning does not resolve it. It is worth knowing that before you spend money hoping it will.

The Part That Is Genuinely Fixable

The mess. A foundation crew comes through the inside of a house with jacks, tunneling equipment, and a great deal of soil, and even careful crews leave a fine mineral dust over everything. That dust is the same clay that has been grinding away outside, and it is now in the seams of your floor. Getting it out is exactly the work we do, and the whole trick is doing it after the repair, not before.

The Right Time to Book

After the piers, after the plumbing test, after the drywall patches and the paint touch-ups. All of those generate their own dust and there is no point removing clay only to have joint compound land on it. When the last trade is out of the house is when to call.

Will cleaning close the new gaps between boards?

No, and be skeptical of anybody who says otherwise. A gap is a physical space between two pieces of wood. Cleaning removes what has fallen into it, which sometimes makes gaps more visible for a week or two, not less. Filling gaps is a refinisher's job and involves sanding, which we do not do.

One board has a raised edge since the lift. Can you flatten it?

Not with cleaning. That is a mechanical problem in the board and it needs a flooring carpenter. We will tell you that on the walk-through instead of taking the job and hoping.

How much moisture is involved? The slab work already worried us.

Very little, and none of it stands. Solution is metered onto the surface and pulled back in the same pass, so there is never a puddle finding its way into a seam. It is a fair question after watching somebody flood a yard for a plumbing test.
