Every house has plants. In Euless they tend to be substantial ones, because a lot of the housing stock here has the tall front rooms and big windows that came in during the late 1980s and 1990s. Midway Park, Stone Creek, Covington Hill, Dominion at Bear Creek.

A pot on a wood floor is a small permanent moisture source, and it is one of the very few things in a house capable of causing damage no cleaning company can reverse.

It is worth knowing the difference between the version of this that is a nuisance and the version that is a repair.

Three Ways a Plant Gets Water Onto Wood

Overwatering that runs out the drainage holes and past the saucer. Condensation on the outside of a cool ceramic or terracotta pot, which is slow and constant and completely invisible. And the saucer itself, which holds a shallow ring of water against the floor for days. The third one does the most damage of the three because it is by definition sitting there.

What You Find When the Pot Moves

Usually a dark ring, sometimes a white cloudy ring inside it, and occasionally a spot where the finish has gone soft. White haze is moisture trapped in the coating and there is a decent chance it improves. Dark gray or black is a reaction between water, tannin in the oak, and any iron present, and that is inside the wood. Cleaning does not reach it and neither does a maintenance coat. Getting it out means cutting the boards down, which is a refinisher's work and not something we take on.

The Fix Is Twenty Dollars

A saucer inside a second, larger, waterproof tray, with a plant stand or cork feet lifting the whole assembly a half inch off the floor so air moves under it. That air gap is the entire trick. Move every large pot a few inches once a season and look underneath while you are there.

Not sure whether your floor needs cleaning or refinishing? There are three tests you can run yourself in about a minute, and they will tell you which one you are dealing with before anyone quotes you.

Hardwood questions from Euless homeowners

There is a faint ring but the wood looks the right color. Can you get it out?

Probably a good deal of it. A ring that lives in the finish is exactly the sort of thing our pass takes off, and the maintenance coat evens up what is left. A ring that has darkened the wood is a different answer and the technician will tell you which one you have.

Should we move all the plants before the crew arrives?

Please do, and leave them off the floor for the day. It also gives you a chance to see what is under each one, which is a useful ten minutes.

Our floor is engineered. Does a wet spot matter more?

Yes, considerably. Sustained moisture is what separates the veneer from the core on engineered plank, and once that has happened the board is finished. There is no cleaning process that reattaches it.

How wet does your process get the floor?

Barely. The solution is metered out and pulled straight back up, so at no point is there liquid sitting on the boards. That is deliberate, and it is the same logic as the saucer.
