A lot of the newer construction and the deeper remodels around Memorial Drive and Voss went in with European oak: wide boards, long lengths, wire-brushed or lightly sawn texture, and very often a penetrating oil finish instead of a film-forming one. The look is deliberately matte and the surface feels like wood instead of like plastic.

That finish behaves in a fundamentally different way, and the difference decides what a cleaning crew should and should not do to it.

Oil Finish Versus Film Finish

A urethane sits on top of the wood as a continuous membrane and the wood underneath never touches anything. A hardwax oil soaks into the fiber and hardens inside it, leaving very little on the surface. That means an oiled floor is repairable in a way a urethane is not, since a worn patch can be refreshed locally without the whole room. It also means the floor has less standing between the oak and whatever gets spilled on it, and that aggressive cleaners strip the oil out along with the dirt.

How to Tell Which One You Have

Put a single drop of water in an out-of-the-way spot and watch the edge of it for a minute. On a film finish it holds a tight bead and sits there. On an oiled floor the edge softens and the wood right beneath it darkens slightly as it takes the moisture in, then returns as it dries. Builders and previous owners are often vague on this point, so it is worth two minutes of your own time before anybody quotes you.

What Changes on an Oiled Floor

The solution is milder, the dwell time is shorter, and the goal is to lift soil out of the texture without pulling the oil with it. Wire-brushed boards hold a remarkable amount of grit down in the grain, and getting that out is most of the value. The maintenance coat question also changes: on an oiled floor the right maintenance is a compatible refresher oil, not a water-based coat, and if that is what your floor needs we will tell you so even though it is not the service we are selling.

The Honest Ceiling

Cleaning a high-end oak floor gets the texture clear, evens out the sheen, and takes off whatever a previous cleaner left. It does not remove dents from furniture, it does not lift dark water rings that have already reacted with the tannin in the oak, and it does nothing for a board that has cupped in a humid summer. We do not sand and we do not refinish, so on a floor where the damage has passed into the wood, the next call is a specialist, and we would sooner say that than take the job.

The instinct behind it is right and the instruction is too broad. Free water standing in a seam is genuinely bad for wide plank. A metered application recovered in the same pass is not the same thing, and the alternative is a floor that never gets the grit out of its texture.
