Hardwood Floor Cleaning in River Plantation, TX
If your floor is damaged by water, the photographs you take in the first hour matter more than anything a cleaner does afterward.
River Plantation sits along the San Jacinto and the households here have collectively been through more water events than most communities in the county. That experience produces a lot of hard-won knowledge about claims, and one part of it is consistently missed: what a policy actually says about floors, and what evidence a carrier wants.
This is not legal advice and we are not adjusters. It is what we see repeatedly from the outside, on floors we get called to look at after the fact.
Sudden Versus Gradual
Nearly every policy distinguishes between damage that happened suddenly and damage that developed over time. A supply line that burst is usually covered. A fitting that has been weeping for eighteen months usually is not, and the reason given is a lack of maintenance. Since a slow leak under an appliance is the most common cause of wood floor damage in a house, a very large share of floor claims fall into the second bucket. This is why the twice-yearly look behind the washer matters even for insurance reasons.
What to Photograph and When
Before anything is moved, dried, or cleaned: wide shots of the room, close shots of the affected boards, a picture that shows the source, and something in frame for scale. Then again after twenty-four hours, because cupping develops over a day or two and a carrier is looking at the extent of the physical change. Keep the receipts for whatever emergency drying was done. A floor that was dried and cleaned before anybody documented it is difficult to make a case about.
Where Cleaning Fits
A cleaning is not remediation. If a floor took water, the sequence is stop the source, dry the structure with equipment, let it stabilize for weeks, and only then decide what the floor needs. Booking a cleaning while a subfloor is still wet accomplishes nothing and can complicate a claim. Once everything is dry and settled, cleaning and a protective coat are a sensible last step on the boards that survived.
Being Honest About What Survived
Boards that cupped and stayed cupped, boards that darkened from within, and engineered planks whose veneer has lifted are not coming back and no amount of surface work changes that. We will say so on the walkthrough. Replacement or refinishing is a flooring contractor's work, and having that stated plainly by somebody with nothing to sell you in that direction is occasionally useful when a claim is being argued.
Not sure whether your floor needs cleaning or refinishing? There are three tests you can run yourself in about a minute, and they will tell you which one you are dealing with before anyone quotes you.

Hardwood questions from River Plantation homeowners
Our adjuster says the floor can be cleaned instead of replaced. Can you tell us if that is right?
We can tell you what cleaning will and will not achieve on your specific floor, in writing if that is useful. What we will not do is take a job that we know will not deliver the result somebody is expecting.
How long after drying should we wait?
Several weeks at least, and longer if a subfloor was involved. Wood keeps moving as it releases moisture and a floor that looks bad at week one is often noticeably better at week six.
Is there anything we should not do while waiting?
Do not aim a fan or dehumidifier directly at one area, because uneven drying causes the cupping you are trying to avoid. Even, whole-room drying is what you want.
