Hardwood Floor Cleaning in Southlake, TX

Pale white oak hides scratches beautifully and hides nothing else, which is why a light floor can look filthy while a dark one two doors down looks fine.

The wide pale plank went into Southlake earlier and harder than almost anywhere else in the metroplex. Carillon, Clariden Ranch, the newer builds through Timarron and Stone Lakes. White oak, seven inches and up, in a light natural or a soft white wash, usually with a matte finish on it.

It is a superb-looking floor and it behaves differently from the dark stained oak that came before it. Most of the complaints we get about light floors are people applying dark-floor instincts to them.

The two things a light matte floor hides and shows are almost exactly reversed.

What a Pale Floor Conceals

Scratches, and dust. A scratch through a finish exposes light-colored wood underneath, and on a pale floor there is nothing to contrast with, so it disappears. Dust is the same story. On a dark floor every particle reads as a light speck. This is the whole reason people choose these floors and it holds up.

What It Shows Instead

Anything with color in it, which is most of what a house produces. Tracked-in soil, cooking oil that has gone amber, pet paw traffic, the general gray film of daily life. On a dark floor those blend in. On a pale floor they sit on top of a bright background and every one of them registers. Add a matte finish, which scatters light and therefore shows a film as a wide dull area, and you get the classic complaint: the floor never looks clean.

Why More Cleaning Makes It Worse

The instinct is to mop more often with more product. Every one of those passes leaves a small residue, residue is faintly colored and faintly tacky, and on a pale matte floor the result compounds visibly within months. Almost every Southlake floor we are called to for looking dingy is carrying a product film and not soil.

The Right Routine for a Light Matte Floor

Vacuum often with the brush roll switched off, because grit is the actual enemy of the finish. Use very little liquid and only a wood-specific cleaner that dries without residue. Never use anything promising shine, because gloss added to a matte floor looks wrong and comes off unevenly. Then have it professionally cleaned annually and let a maintenance coat carry the wear.

Not sure whether your floor needs cleaning or refinishing? There are three tests you can run yourself in about a minute, and they will tell you which one you are dealing with before anyone quotes you.

Hardwood questions from Southlake homeowners

Will the maintenance coat change the sheen?

It is matched to a low sheen, which is what these floors want. If yours is a true dead flat, say so when you book so the technician brings the right product. Nobody wants a satin patch in a matte room.

Our engineered plank is wire-brushed. Does the texture hold the film?

It holds more of it, yes, because there is more surface area and the low points are protected from foot traffic. That is exactly the situation where a mop is least effective and a metered solution with real dwell and immediate recovery earns its keep.

How often for a busy Southlake house?

Annually for most, and the kitchen and entry sometimes at six months if there are dogs and children moving through them. Pale matte floors show the interval more than dark glossy ones do.
