Some floors need two visits, and any company that tells you otherwise before looking at yours is guessing.

Two markers. Depth, which you can check by dragging a plastic card firmly across a corner and seeing how much whitish material rolls up along the edge. And unevenness, which shows as patches with a different sheen from the areas around them, usually where an application overlapped or where somebody did the kitchen twice. A floor with visibly different gloss levels in the same room has an applied coating on it, not a factory finish.
Why One Pass Is Not Always Enough
Removing a thick applied coating is a controlled process. Going harder or wetter to get it all in one go risks driving moisture into the seams and stressing the real finish underneath, which is the thing we are trying to protect. Two lighter passes on separate visits takes more off, more safely, and leaves the original finish in better condition. It is slower and it is the correct approach.
What We Will Tell You Before Starting
Whether we think one visit will do it, and if not, roughly how much we expect to get in the first pass. That is a judgment and we will describe it as one. What we will not do is quote for one visit, do it, and then present a second one as a surprise. If the second pass turns out to be unnecessary, you do not buy it.
The Underlying Floor Is Almost Always Fine
This is the reassuring part. The houses around Highland Shores, Castlewood, and Briarhill mostly have good prefinished plank or well-laid site-finished oak, and a hard factory finish is not damaged by having product sit on it. The floor under the coating is generally in the condition it was in when the applications started. What we are removing is entirely additional.
